Party Wall Matters
The Party Wall etc Act 1996 applies to most projects where new work is either being attached to a neighbouring property or foundations are being excavated within 3m of another building.
The Act was designed to be an informal agreement between neighbours to protect the interests of owners having work carried out as well as their neighbours. Where there is dissent between neighbours, each can either appoint a single surveyor to act as Agreed Surveyor or appoint their own surveyor. The surveyors will prepare, sign and issue a Party Wall Award, which sets out the rights and duties of the parties involved and which will also include schedules of condition, photographs and drawings.
