New Build & Conversions
We design new houses, blocks of flats or conversions of single dwellings to flats or studios that are to the client's own personal requirements. The design of the building will comply with all the relevant regulations regarding disabled access as all new developments need to comply with the Disability Discrimination Act 1995 and Part M of the Building Regulations.
In the case of new builds we survey the site and then prepare sketch schemes which are then altered and adapted to provide the best design to suit the client's needs before submitting the application to Planning.
Building regulations approval also has to be obtained and we prepare the full working drawings for submission to Building Control.
With new builds and conversions heat loss calculations are required by Building Control, which we can obtain from an Energy Assessment Company.
Building Control will also require Air Testing in all new build projects and in some new build and conversions Sound Testing is also required. We do not do this work but we can arrange for the necessary engineers to be involved.
Each Planning Authority has its own requirements at the application stage to help meet Sustainability requirements and we will assist with all aspects of this, however clients may need other specialists to provide various assessments that may be required at the application stage such as noise, air quality, compliance with the code for sustainable homes as well as financial contributions.
